Happy Summer Everyone!

As we transition from the spring Real Estate market into summer vacation season I thought it was a good time for a quick update on the South Shore market, the Boston market and the Real Estate market in general.  I've been listing and selling homes for almost 20 years now and I've seen a lot.  Right now the Real Estate market is the strongest I've seen it.  Prices have been going up, up, up and usually when we see that we start running into appraisal issues. The sales prices start outpacing the appraisers ability to present reasonable comparables to the lenders.  I have not seen any appraisal problems in quite some time.  We are currently experiencing soaring consumer confidence coupled with very eager lenders, incredibly low interest rates and extremely motivated buyers.  That has been the recipe so far for the super strong market.  

As we enter the summer vacation months we usually experience a slight lull in activity and I see this summer as no different.  I am already starting to see in some towns a slight increase in inventory levels and this is when sellers need to be careful not to overreach on listing a new property.  It could cost you money in the long run if you come on the market too high and too late in the summer season.  I think the lull will be short lived and we will be right back to the frenzy pretty quickly.  If you're thinking about listing your property please consult with me as a trusted Real Estate advisor so I can help you make great decisions about your most valuable asset.
